• 12 units are rentals (investor-owned)
• NO investor owns more than 10% of total units in the project
• NO commercial units in the project
• NOT a time-share, NO cleaning service for leased units, NO on-site and/or off-site rental service
• Unit owners have sole ownership interest in and the right to the use of the project facilities, common areas, and limited common elements
• The unit association dues/common charges for all units are the same: $265 per month
• There was a $120 special assessment due by 2/10/09 for Clubhouse furnace replacement and energy efficiency improvements.
• HOA is NOT currently involved in any litigation

Monthly HOA dues cover common expenses as follows:

• Water and sewer.
• Trash removal.
• Insurance premiums for buildings and common elements.
• Operation, maintenance and repair of the common elements and building exteriors.
• Snow removal from walks, drives and parking areas.

HOA dues due NOT include:

• Property taxes on individual units.
• Electricity or gas for individual units.
• Repair or maintenance of the interior of a unit or its patio interior.
• Replacement of a unit’s broken windows, screens and patio doors.
